Condensation versus damp

In assessing your new home  Chiltern Associates will both test for damp and also assess condensation. The photo shows an acute outbreak of condensation caused by poor ventilation in the windows and warm damp air inside. The warm air condenses on the cooler outside wall, causing serious condensation mould as can be seen. Needed in this case were mechanical vents to kitchen and bathroom areas and adequate window ventilation. Mould can be toxic and should be treated urgently.

Damp Survey

In contrast rising damp is caused by an inadequate damp proof course protecting the walls from damp soils. Penetrating damp is caused by leaking gutters and downpipes, leaking pipework, and damp penetrating through walls with poor condition.  Both of these are serious matters needing expert advice from Chiltern Associates, we can advise on the best treatment depending on the cause.

A stroll through Needham Market

Strolling through Needham Market today I realise how rich the history is of high streets such as these with potential for examining the different structures.

Flat roofs, good and bad

Flat roofs can be a continuing problem with damp penetration and short lives. Illustrated here are three examples; one of a flat roof with no laid incline, one with ponded rainwater due to inadequate incline and one with a  slight pitch to the roof. The roof with chippings has moss growth and poor run off for water. In contrast the roof with some incline allows the water to run off .

Ponding of rainwater on a poorly laid roof can lead to short term erosion of the felt and damp problems.

Thatched roofs, maintenance and fire risk

If you aspire to own an historic cottage, you may also wish to own one with a thatched roof. Delightful as these are its important to understand how they work and some potential challenges

Below is a photo of a local Suffolk thatcher completely renewing a cottage roof with Norfolk reed. You will see that the bales of reed are laid onto the rafters and tied down with binder. Then compacted and overlaid with netting. The local thatcher reassures us that this roof will now last for 70-80 years but will need the ridge renewing every 10 years or so. Ongoing problems could be moss growth and rodents eating the thatch.

The completed thatched roof in the photo is in good condition . In this case the owner has heightened the chimney stack to minimise the risks of fire risk. If maintained properly a woodstove need not lead to fires. However  lining the flue  or installing a new flue will minimise the risk as will a temperature gauge on the flue.
