Enhanced Homebuyers Reports:
At Chiltern Associates we produce the RICS Homebuyer Report to not only the best professional standards but also add in extras such as detailed photographs of defects, in depth description of aspects that concern you and careful assessment of red light items for immediate action. The inspection includes attic inspection, drainage systems, comments on structural movement and damp and general comments on wiring and heating.
The report will help you make vital decisions on the asking price and whether it can be adjusted to reflect essential repairs or other factors.
Enhanced homebuyer reports are relevant for newer houses and flats and any properties built after 1900 in reasonable condition. The RICS recommends, as do we, that all pre 1900 properties be the subject of a building survey rather than a homebuyers report.
For brand new houses and flats you can save a lot of heartache by having a Snagging List which will iron out all those niggly problems with builders. Saves time negotiating and money.
Building Surveys:
This is the full survey, called structural surveys in the past. Suitable for all kinds of property including historic homes, listed buildings, Victorian houses and those of non traditional construction.
Chiltern Associates will gear the report to each individual property; giving you all important warning signs of serious problems or other aspects. Your comments and particular needs are taken on board. Apart from a full detailed inspection an assessment of repairs. Each age of property will different treatment. Full photos and a clear report are included as standard.
Detailed Explanation
We feel it is very important to not only create and deliver a detailed, unbiased and highly accurate report to a client but to also explain what it all means. Sadly some larger firms are not able to take the time to discuss the report in detail with the client and so leaving them at risk of missing an important issue. We offer a review once the survey has been sent so that each client can fully understand the implications of the report and all the issues mentioned in it.
