What Do I get When I Commission a HomeBuyer Survey?
Initial Consultation
At this stage we discuss with you your initial concerns about the property such as damp or structural movement you may have spotted or are worried about. We also discuss your need to go ahead quickly or within your time constraints as these are important considerations for us. We can look at the property online to understand better with yourselves the challenges that the property may have and also the benefits of this potential purchase
Survey
Initially we always do background research on the property, talk at the beginning of the survey to the owner about any alterations carried out, services history and maintenance, any consents obtained from planning or building regulation officers, and history of maintenance of important areas such as the roof, damp penetration, gutters, wiring, boiler and other matters
We then undertake the inspection which follows a systematic format such as checking layout and measurements, any indication of damp, condition of windows, ceilings , floors, as well as current and historic movement. We examine the loft area, take an in depth look at flat roofs, and outside areas including any trees which have caused or likely to cause structural movement.
The RICS Homebuyers report also includes a valuation – For more information on our RICS Red Book Valuation compliance please Click Here
After inspection we always ring you up with initial findings and discuss them
Report Via E mail and Post
The notes made are all assessed including detailed photos and then pulled together into the survey report. This is sent by e mail and a hard copy with photos is also sent through the post.
Follow Up Call or Meeting
Once the report is sent we then contact you to go over it in as much detail as you need.
Further Support
We also make ourselves available further down the line should you want to discuss anything at all about the survey.
The RICS recommends, as do we, that all pre 1900 properties be the subject of a building survey. With extensive experience providing HomeBuyer Reports to homeowners throughout Suffolk, we endeavour to go above and beyond in providing high quality surveys to all our clients.
What Type of Property is a HomeBuyer report suitable?
A HomeBuyer Report is recommended for newer and more conventional homes which are in reasonable condition. A HomeBuyer Report is designed to provide you with a detailed report on the condition of the property and should also include professional advice which will help you to make an informed decision as to whether to go ahead with buying the property.
What Will The Report Tell Me?
A HomeBuyer Report will spotlight urgent matters that immediately affect the value of the property as well as areas that may need further investigation and will include all major sections of the property. Our enhanced home buyer report is superior to the standard HomeBuyer report as it includes detailed photographs of defects to make things clear for you as well as covering all aspects of particular concern to you.
Our surveyors in Suffolk and the surrounding areas really get stuck into a property for our HomeBuyers report, conducting extensive investigation into accessible roof space, and all the facilities of the home will be examined by one of our expert surveyors in Ipswich – including central heating and wiring.
Our survey will highlight any areas that affect the value of the property, both now and in the future, and we will tailor our detailed report to your individual needs. With a full explanation and digital photographs of any problem areas, our enhanced homebuyers report will give you the full facts about any property you’re considering.
Detailed Explanation
We feel it is very important to not only deliver a detailed and accurate report but to also take some time to make sure the client understands the report and what it all means for the property. Once the report is delivered we contact the client and go through the survey itself. This means the client can get a full understanding of any issues raised and the implications they may have in terms of future costs and repairs as well as any legal issues.
With a team of highly trained individuals who have extensive experience conducting homebuyer reports throughout Suffolk, including Ipswich and Woodbridge, have confidence in the abilities of Chiltern Associates.
